Archizem has successfully completed work on the development of a normative monetary valuation of land plots in Vyhodianska rural community of Odesa district of Odesa region. The contract for the performance of this work was concluded with the Vyhodianska Village Council on September 14, 2023, normative monetary valuation of lands was carried out using geo-information technologies.
By 2021, there were three different land valuation techniques, which led to significant differences in the assessment rates of neighboring plots and required the development of three different types of technical documentation. This created difficulties for farmers, industrialists and local governments, with the normative monetary valuation (NGO) of land being important for paying for land, selling property and leasing it. In 2021, the Government unified the evaluation process by introducing a single methodology, so that the community can now approve NGOs for all land plots in its own territory under transparent and understandable procedures.
Specialists of the company “Archizem” carried out analytical, cartographic, economic, technical and legal work, as a result of which technical documentation was drawn up within the time limits established by the contract and an electronic document with relevant information was created. All works are carried out in accordance with the current legislation, in particular the Land and Tax Codes of Ukraine, the Laws of Ukraine “On Land Valuation” and “On Valuation of Property, Property Rights and Professional Valuation Activities in Ukraine” as well as the Methodology of Normative Monetary Valuation of Land Plots, approved by the Resolution of the Cabinet of Ministers of Ukraine dated 03.03.00 11.2021 № 1147.
On March 11, 2024, the technical documentation from the NGO land plots was approved by the decision of the Vyhodianska Village Council No. 1679-VIII convocation.
On June 10, 2024, a request was submitted for the inclusion of information on the normative monetary valuation of the lands of the Vyhodianska community in the State Land Cadastre. 17.06.2024 information on the normative monetary valuation of the lands of the Vyhodianska community was entered into the State Land Cadastre, for which the corresponding Extract on the land within the territory of the administrative-territorial units with information on the normative monetary valuation of lands within the territory of Vygodyan was obtained community.
The process of entering into the State Land Cadastre information on the normative monetary valuation of community land plots is an important step in ensuring transparency and accuracy of land ownership accounting, which allows efficient management of community land resources, carry out correct calculation of taxes and fees, and ensure legal net operations with the land.
