The Archizem team prepared a Detailed Territory Plan (DTP) to define the planning layout, functional use, and key spatial development parameters for a site designated for industrial purposes. The document substantiates the placement of industrial facilities outside a residential settlement, taking into account environmental, transport, and engineering constraints.
The planning concept envisages an industrial and logistics complex, including:
The plan also addresses convenient access to an international highway, compliance with sanitary protection distances, and site improvements such as landscaping and greening, staff rest areas, and modern utility infrastructure.
Particular attention was paid to preparing materials suitable for the urban planning cadastre: spatial and attribute data were structured in accordance with a unified geodatabase schema. Project materials were developed in digital form and referenced to the national coordinate system USC-2000, using modern GIS workflows to enable integration with cadastral systems and practical use by local authorities, investors, and design teams.
As a result, the client received a consistent, standardized spatial baseline for decision-making, change monitoring, and long-term territorial development.
